  • How do I add my property to www.FSBO.com?
    From the FSBO.com Home page, enter your property Zip Code or Postal Code under the red “Start Here” button.  You will immediately be taken to a list of our Packages and Prices.  Once you choose your Listing Package, you will simply fill out your Property and Contact information.  Once you complete this step, your information will be saved, and you will be taken to the payment center.  Your Listing will be immediately activated once payment is received, and you will then be given instructions for adding photos, and making changes to your listing.

  • How do I upload a Video of my property to my FSBO.com Listing?

    You may upload one video of your property for FREE to any FSBO.com Listing!

    Once your listing has been activated and paid for, you will be able to log in and upload your Video. Video upload is very similar to the Photo upload section.

    Adding Videos: First save the Video file to your computer where it can be easily found. Now click on the "Browse" button next to "Upload Video". Locate your video and double click on it. Now click on "Submit". Your video will post instantly if saved successfully. It may take a few minutes before the actual video appears on your listing for buyers to see.

    FSBO.com can accept almost all video file types and sizes. If you have trouble uploading your video, please email it as an attachment to photos@fsbo.com, and be sure to include your Listing ID# for faster service. We will add the video to your listing for you at no charge. FSBO.com is unable to edit or enhance any video files.

    *FSBO.com only allows for one video per listing. You may delete your current video at any time by clicking on "Delete" next to your video. Once deleted, you will be able to upload a new video at any time.

    NOTE: Industry data shows that the optimal length for real estate videos should be no longer that 2-4 minutes.

  • How do I edit or modify my listing?
    To make changes, you must first log in with your email and password at the top of the website. Please remember that all login information is case sensitive. Once logged in, you will see all of your current property listings under the “properties” tab. Click on “EDIT” next to the listing you would like to work on. Detailed instructions are included in all sections.
    Remember, if your Property that is listed “For Sale”, is also “For Rent”, FSBO.com has made is quick and easy for you to duplicate that listing for FREE in out Rental Section. 
  • How do I upgrade my current FSBO.com listing package?

    Upgrading to another Listing Package is simple, easy, and instant with FSBO.com.  Once logged in at the top right-hand side of the website, you will see a Green button under your Account that reads "Upgrade Package".  Here you will find all of the prices and packages you can upgrade to. Most of the time you will only be asked to pay the difference in price.  Simply click on "Upgrade Now!" next to the package you would like, and fill out the payment info to complete your upgrade.

    You may also call FSBO.com at 800-690-5802 M-F 9am-5pm EST with your listing ID# and credit card number to upgrade instantly over the phone.

  • How do I view my listing's hit counter?

    Once logged in, you will see your listings total number of times viewed, and the total number of unique Visitors.  If you have more than one listing, you must first select one of them to see that listings hit counter.
    "Page Views" is the number of times someone has viewed your listing.  Some people come back to view it more than once.
    “Number of Visitors” is the total number of individual people who have viewed your listing.
    "Historical Page Views" is the number of total views from your old Hit Counter from 04/15/2008 and earlier.  This number will not change.
  • How are the “Most Recent FSBO.com Property Listings With Photos:” on the state home page chosen?

    FSBO.com will display the nine most recent listings, with at least one photo, on the home page. These listings will automatically be rotated out in real time. Placement on the FSBO.com home page, for any period of time, is neither guaranteed nor available for purchase. Once your listing has been successfully activated online, you will be taken to your "Photo Center" where detailed instructions for adding photos will be provided.

  • Messages: How do I check messages sent from my listing?
    Potential buyers will be able to contact you electronically through your listing.  Once a buyer has sent you a message, you will get an email with a copy of that message. The buyer will not know your actual email address until your chose to send a reply. A copy of your messages will be saved in your admin area for your convenience. You may log in at anytime to view old messages, or to delete them. Once they are deleted, FSBO.com cannot retrieve them for you.

    *If you do not want to have this option available to Buyers, please log in to your account, choose the “Account” tab, and click on “Edit”” next to your name. Check the box that reads “Do Not Receive Messages ”” under your email address. Make sure you scroll down to save your changes.

  • How do I edit my log in Email and Password?
    Once logged in, choose the “Account” tab. Now click on “edit” next to your name to make changes to your personal information, or to your log in information. Make sure you scroll down to save your changes.
  • Scam Emails: I received an email from a buyer outside of the United States. What should I do?

    There is no need to forward the actual email to FSBO.com. From your “Message Center” a copy of this message has been saved.  Simply log in to view this message online in your Message Center.  Above the actual message is a link to “Report Spam”.  Once you click that button, FSBO.com will manually review the message, and if needed, ad that person to our list of blocked users, so that they can no longer solicit or send scams to our customers.  FSBO.com will not respond to customer services emails regarding these types of messages.  You need to report them through your message center.

  • What do I do if I forgot my log in password?

    Click on "Forgot your password?" at the top of any FSBO.com page.  Enter the EXACT email address you entered when you created your account.  If your email cannot be found, please email the following information to FSBO.com from the “Contact FSBO Page”:  Full Name, Listing ID#, Full Address, Email Address Used to Sign Up, Amount Paid.  The more information you can provide, the quicker we can locate your account and get you logged in.

  • How do I add photos to my property listing?

    You may now add an UNLIMITED amount of photos to your listing.  Below are instructions for adding photos.

    1. Uploading Photos on Your Own:  Once logged in, choose the listing you would like to work on, and click on the “Photos” option for that listing.  Simply scroll down and click the Browse button under “Add Photos”.  Locate your photo file, and click Open. Once the file has been successfully added, you will see a small “Thumbnail” image of that photo so you know it has been successfully added.  You may repeat this process for as many photos as you have.  You can rearrange these photos at any time by clicking on the “Edit” option for each photo.

    2. Emailing Your Photos (Limit 10 Total): You may email up to 10 Total photos to photos@fsbo.com. We will be happy to add them for you at no extra charge. If your photos are too large, you may need to email them one at a time.  Please be sure to reference your 5-6 digit listing ID# when emailing photos.  Photos received after 3:00pm EST will be added on the following business day.

    3. Regular Mail (Limit 10 Total):  You may also mail in up to 10 total hard copy photos or a disk, and we will scan them to your listing for you at no extra charge. Please include a self-address stamped envelope if you wish to have your photos returned.

  • How do I remove my listing after it has sold?

    Once logged in, you will see an option to “Delete” the listing under your Expiration Date, and number of Visitors, and every page of your admin area.  Please note that you will be asked to confirm you want to permanently delete your listing.  Once your listing is deleted, all photos will be lost from your account.

  • How do I receive my yard sign and other supplies?

    All FSBO.com Yard Signs and supplies will be automatically shipped out via UPS Ground on the following business day to which your order was received. Please check the shipping section of the FSBO Store for estimates on shipping times to your area.

    FSBO.com does not ship to Post Office boxes. Hawaii or Alaska supplies are shipped Priority Mail and take 5 - 10 business days to deliver.

    (Gold Package Listings: The 50 color brochures will not be sent out until at least one photo of your property has been posted online. Instructions for adding photos are provided above in the question: How do I add photos to my property listing?)

  • Will you wait for photos before printing and sending my 50 Color Brochures?

    Yes. All other FSBO.com supplies will automatically be shipped out on the following business day to which your order is received. We will wait for at least one photo before sending the brochures. You may preview your brochures by clicking on the "Get PDF" link on your listing. All FSBO.com Brochures are created automatically by our system, and cannot be modified.  Please see the question below on how to change the 5 photos on the brochure.

  • May I change the photos that appear on my brochure?

    Yes, you may.  The printable brochure will automatically pull the first five photos from your FSBO.com listing.  If you would like to change these, simply log-in to your FSBO.com account and click on the "Photos" tab.  Your main image on the listing will always be the main image on the brochure.  You may change the remaining 4 photos on the brochure by selecting or de-selecting the box "PDF Flyer" next to each photo.  You will need to save your changes to each individual photo by pressing the "Save " button.  You may preview your brochure by clicking on "Get PDF" from your FSBO.com listing or by going to the link http://www.fsbo.com/PDF/XXXXXX (insert your FSBO.com listing ID # for XXXXXX).

  • May I advertise my FSBO.com Listing in the newspaper or in an online classified ad?

    In most areas, Yes. You will need to provide the newspaper or website with a direct link to your FSBO.com listing. All FSBO.com listings may be directly accessed with any of the following links:

    (Replace the xxxxx with your 6-digit FSBO.com ID#)

  • Where can I pick up the necessary contracts and paperwork to sell my property?

    Click on Real Estate Contracts on the left side of the Seller page. The most popular real estate forms are on this page, click on the specific contract you are looking for or click "More" for other forms.  This will then allow you to choose the appropriate state.

  • I do not trust the Internet with my credit card, can I order via regular mail?

    Yes, while FSBO.com utilizes a secure server for credit cards, and has been processing credit cards over the Internet for over ten years with no problems, you can order via regular mail. Simply begin the listing process on FSBO.com. In Step 3 of the listing process, your information will be saved under 6-digit ID #, and you will be given the opportunity to continue with a credit card or to print out the mail-in form.

  • How do I order supplies?

    Click on FSBO Store from either the Buyers or the Sellers section, and choose a category on the left. Simply click on your item of choice, add it to your shopping cart, and then proceed to Check Out with a credit card.

    FSBO.com has many tools to assist both Buyers and Sellers through the selling process.

     

  • How do I receive a Virtual Tour with my listing?

    Go to the FSBO Store and Log In to purchase the Virtual Tour. You will receive a 360 degree tour of five areas of your property for $109.00. Your tour will have its own link from your listing so potential buyers can view your property. Click here for a Sample Tour

    The FSBO.com
    "Platinum Package" includes a Virtual Tour. Upon ordering the Platinum Package, your tour will automatically be order for you, and you will be contacted by a professional photographer in your area to set up an appointment. They will come to your property and take the virtual tour. FSBO.com will then add it to your listing.

    *All Virtual Tours include 5 Virtual Tour Shots, and 5 Still Shots of your property.
    (Virtual Tours are not included in the Flat Fee MLS Package)

  • How can I prevent telemarketers from soliciting me?

    You may simply register your telephone number on the National Do Not Call Registry. Simply click on Register a Phone Number to begin. Please be sure to read all of the terms and conditions to insure proper use of the Do Not Call Registry.

  • Does FSBO.com have any local offices in my area I can visit?

    www.FSBO.com does not have any local offices.  We are based out of Atlanta, GA, and are not affiliated with any other local companies.  Your listing can be created online very easily under "List Property", and will be posted live instantly. 

    Listing your property with a local magainze, or any other website besides www.FSBO.com will not get your property posted on FSBO.com.

     

  • What is the MLS?

    The Multiple Listing Service (MLS) is a local database that advertises properties for sale to licensed real estate agents. Each area has a distinct MLS that is utilized by local real estate agents and is only accessible to these agents. Once listed on your local MLS, your property may feed (depending on area) to several national real estate websites, such as Realtor.com. The exposure you receive on the MLS is tremendous! (Thousands of real estate agents through your local MLS and millions of potential buyers through the internet.)

  • How does the Flat Fee MLS package work?

    Once you sign-up for the Flat Fee MLS package, FSBO.com gives the lead to MLSmart Realty, LLC, www.MLSmart.com, a licensed real estate broker in several states, but not all and FSBO.com has nothing to do with the MLS listing after that. MLSmart Realty, LLC will either handle the lead themselves or refer it out to a licensed real estate broker that is a member of your area MLS. Please make sure to ask the listing agent the name and coverage of the MLS they will list your property in. Often times there are different MLS’s that cover the same area. It is your responsibility to ensure this is the correct MLS for your property. Once the forms have been submitted back to the listing broker, the property is listed and assigned a MLS number, MLSmart Realty, LLC will charge your credit card and there are no refunds. The listing broker will list your property on your local MLS with one photo for six months. Once listed in the MLS, you will be responsible for showings, additional marketing, open houses, negotiations, etc. The broker acts as your listing agent, but does not collect a commission (in some cases). By default, their name and phone number will appear on your MLS listing as well as any real estate websites, such as Realtor.com. If a broker brings you a buyer and you accept an offer you will need to pay them a commission. All commission is negotiable, but the average is around 2.5-3.5% and will need to be stated up front upon entering the MLS. Once the MLS forms have been submitted back to the listing agent, we are unable to offer refunds.   • Can I upgrade my current FSBO.com package to the Flat Fee MLS package?

    Yes, you may upgrade to the MLS package. FSBO.com does not keep any credit card information on file. For this reason, you will need to either upgrade online by logging in to your account and clicking on the "Upgrade Package" button or call FSBO.com at 800-690-5802 M-F 9am-5pm EST with your listing ID#, and credit card number to upgrade instantly over the phone.

  • Does the MLS Package include any supplies?

    No, the MLS package does not includes any supplies. Yard Signs, Virtual Tour, Brochures, etc. will need to be purchased separately from the FSBO Store once your MLS order has been submitted. Please check with the listing agent before ordering additional supplies as certain MLS's have rules regarding signage.

  • May I add more photos to my MLS listing?

    Yes, you may add additional photos to your MLS listing.  Your listing agent will go over fees for this (if applicable) as well as any additional options/services they may offer.

  • When will my MLS listing post on Realtor.com?

    In most areas, your MLS listing will feed through to Realtor.com within 3-5 business days after being active in the MLS. Realtor.com pulls limited information from the MLS and sometimes takes a few days to pull the photo. The listing agent has no control over how long it takes to feed through to Realtor.com.

  • May I cancel my MLS listing early?

    Yes, you may cancel your MLS listing at anytime during the 6 month listing period, however the upfront listing fee is not refundable or prorated. Before entering into a written listing agreement with a licensed real estate broker, you should inquire about whether there are any additional fees charged for early cancellation.  Please note - Once the MLS forms have been submitted back to the listing agent, we are unable to offer refunds.
